Small Business Insurance in Maryland
Coverage for small businesses and the people who own commercial property, written by the same agent who knows your personal insurance, so nothing falls between the cracks.
Coverage I write for businesses
- Business owner's policies (BOP): property and liability packaged together for small offices, shops and restaurants.
- Commercial property: buildings, mixed-use properties and the contents and equipment inside them.
- General liability: injuries and property damage arising from your premises or operations.
- Commercial auto: vehicles owned by or used for the business.
- Workers' compensation: required for most Maryland employers.
- Umbrella and excess liability: higher limits above your other policies.
Commercial property owners
If you own a building with business tenants, the insurance has to work alongside your leases. I look at who is responsible for what, make sure tenants carry the coverage your leases require, and confirm your loss of rents coverage would carry you through a long repair.
One agent for business and personal
Most small business owners also have a home, cars and rental properties. Having one agent look at all of it closes the gaps between policies, like a vehicle titled to the business but driven personally, or a home office that a homeowners policy won't cover.
Frequently asked questions
What is a business owner's policy (BOP)?
A BOP packages commercial property and general liability coverage into one policy, usually at a lower price than buying them separately. It's designed for smaller businesses such as offices, shops and restaurants, and often includes business income coverage too.
Do I need workers' compensation in Maryland?
Almost certainly, if you have employees. Maryland requires every employer with one or more employees, full-time or part-time, to carry workers' compensation, with narrow exceptions such as some small farms. Sole proprietors and partners generally aren't required to cover themselves. Tell me about your staff and I'll make sure you're covered correctly.
Does my personal auto policy cover my work vehicle?
Not always. Driving for business, vehicles titled to a business, and vehicles with signage or heavy equipment can require commercial auto coverage. Let's look at how the vehicle is used and titled.
I own a building with commercial tenants. What do I need?
Usually commercial property insurance for the building, general liability for the premises, and loss of rents coverage. Your leases should also require tenants to carry their own liability insurance and name you as an additional insured. I review those requirements as part of the quote.
